Someone like single house, others like townhouse. For me, I prefer to a townhouse or semi-detached because I don't think I will stay here for a long time.

According to an article of Canadian living style. The canadian normally change their living places at lease third times. At the beginning, they select a low-price house, such as townhouse or semi-detached. When they work for a certain time , they will sell their first house and buy a bigger and more expensive house, e.g., single house, because they should have more deposit and more children at this time, also ,they could earn some money by selling their first house. After they retire, they will sell their house again and move to Condo or retirement suite.

I suggest you select your house according to your current deposit. There is no big difference between single house and townhouse, unless you really care for the borders between you and your neighbours.

If you pay enough downpayment (I think >30% should be fine), current mortgage rate is attractive. However, the price of Kanata houses rises 10%-20% in the last 1 year. My colleague bought a house in Kanata lakes which was around 300K, now it skyrockets to more than 400K. I believe it is really crazy.

Then the distance to Kanata downtown will be similar to new barheaven to Kanata but further away from downtown Ottawa.
